Kodi turns photos of a propertyinto a legal inspection report.

Kodi, a startup from Oostende, uses AI to turn photos of a property into a legal inspection report. Kodi builds the AI. We designed and built the web and mobile app that estate agents and property experts work in.

What we did

App designWeb and mobile app

Kodi builds the AI. In January 2025 Kodi brought in Encima to design and build the web and mobile app.

Before: the challenge.

An inspection report is required when a home is rented out, and it is the reference when the tenant leaves. Many were still made with outdated software, loose photos and pen and paper, which often led to disputes at the end of the lease. According to Kodi, a two bedroom apartment took at least four hours: walking through the property, then typing, dictating or clicking every detail into a report.

How a report was made before

  1. Step 1

Walk through with pen and paper

  2. Step 2

    Loose photos

  3. Step 3

    Typed into old software

  4. Step 4

    Checked and signed

  5. Step 5

Disputes at the end of the lease

The app we designed, and what it does.

  • ✓Guided capture, room by room, so nothing is forgotten, also offline
  • ✓Photos turned into a clear, structured description by Kodi's AI
  • ✓Meter readings and key handover in the same report
  • ✓Review by all parties and signing in the app
  • ✓A web overview with the status of every report

Before, you had to type, dictate or click everything yourself. For an average two bedroom apartment you now need about an hour.

What's next

Kodi is working on damage estimates: the AI recognises damage that appeared between the start and the end of a lease and proposes costs based on indexed reference prices. After West Flanders, Kodi is growing towards Antwerp and Limburg, then Wallonia and neighbouring countries.
